Terms of service

These terms apply when you book a stay with Rentals by Carol ("we", "us") or use this website. Each home also has a rental agreement, shown before you book; for anything about your stay itself, such as house rules, check-in and check-out, and care of the home, the rental agreement applies.

Booking

A booking is confirmed when your first payment goes through and you receive our confirmation. Until then your dates are held only while the payment is processed.

Bookings are managed in Hostaway, our reservation system. After you book, Hostaway sends you a message with your receipt and invoice.

The person who books must be one of the guests staying. Please book for the right number of guests and pets: each home has a maximum, shown on its page.

Prices and payment

The price you see before you book is the total for your stay: the nightly rate, the cleaning fee, any pet fee, and Oklahoma sales tax and any city lodging tax. Nightly rates change with the season and demand, so the price is the one shown when you book.

• At booking: 60% of the total is charged to your card.
• 7 days before arrival: the remaining 40% is charged automatically to the same card.
• Booking within 7 days of arrival: the full total is charged at booking.

Payments are taken by Hostaway through Stripe. Your card details are entered in Stripe's secure payment field and are never stored on this website. If the second payment doesn't go through, we will contact you to arrange it before your stay.

Cancellations

If you cancel:

• At least 14 days before arrival: we refund 100% of what you have paid.
• At least 7 days before arrival: we refund 50% of the total.
• Less than 7 days before arrival: there is no refund.

To cancel, reply to your booking confirmation or contact us using the details below. Refunds go back to the card you paid with, through Hostaway.

If we have to cancel your booking, for example because the home cannot be used, we refund everything you have paid.

Changes to your booking

Ask us if you want to change your dates or the number of guests. Changes depend on availability, and the price is recalculated for the new stay.

Pets

Pets are welcome at our pet-friendly homes, up to the limit shown on each home's page. Tell us about your pets when you book: a pet fee of $50 per stay applies. Guests are responsible for their pets and for any damage they cause.

Your stay

Please treat the home with care and follow its rental agreement and house rules. You are responsible for damage caused during your stay beyond normal wear and tear, and for the behaviour of everyone in your group.

Using this website

The photos, text and design on this site belong to Rentals by Carol unless stated otherwise. You may view and share pages for personal use, but please don't copy, republish or sell them without our permission.

We work to keep the information on this site accurate and up to date, including availability, prices and descriptions, but we can't promise it is always complete or free of mistakes. The price and availability confirmed at booking are the ones that apply.

Liability

To the extent the law allows, we are not responsible for losses you could not reasonably expect, or for events outside our control such as severe weather, utility outages or closures by local authorities. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or any other liability that cannot be limited by law.

Changes to these terms

We may update these terms from time to time. The terms that apply to your booking are the ones shown when you booked.

Law

These terms are governed by the laws of the State of Oklahoma.
